Overview:

Spanning 600 acres and comprising 777 lots, the project is situated on undulating slopes interspersed with flood-prone areas, stream buffers, and an established electrical transmission network. AXANH, in collaboration with our partners, was entrusted with this project after it had already undergone review by several other consulting firms without approval. This complex project necessitated a high level of determination and innovative problem-solving to navigate the myriad challenges presented by the site’s topography and existing infrastructure. Utilizing Autodesk’s suite of advanced tools such as Civil 3D, Infraworks, SSA Vehicle Tracking, and Dynamo, we approached the project with a phased construction strategy. This allowed us to address arising issues and make timely adjustments while maintaining clear communication with stakeholders. For instance, the use of Infraworks facilitated the preliminary design and geometric planning of roadways, while SSA was instrumental in optimizing stormwater management systems for the vast area.

The project began with the southern region (South 123), where we built upon preliminary client designs, followed by the more complex northern region (North). The final phase involved the simultaneous development of South 456 and the North to ensure seamless connectivity and project efficiency.

Throughout each phase, we prioritized minimizing environmental impact by adhering to strategic water management solutions and ecological preservation standards. The use of grading optimization and 3D modeling in Civil 3D enhanced our ability to visualize and mitigate potential environmental disruptions. Each step of the process was underpinned by a commitment to sustainability and innovative design, ensuring that the project not only meets client requirements but also contributes positively to the community and the environment.

Business and technical challenges

  1. Complex Terrain and Flood-Prone Areas
  • Undulating slopes with localized inundation risk required detailed slope-stability and hydrologic planning to mitigate flood and erosion risks while ensuring long-term structural stability.
  1. Stringent Regulatory Compliance
  • Stream buffers, flood-prone zones, and environmental protection requirements demanded precise mapping, permitting coordination, and design measures to avoid or mitigate ecological impacts.
  1. Phased Construction Approach
  • Dividing work across multiple phases (South 123, North, South 456 + North) required tight scheduling, sequencing, and information control to maintain cohesion, reduce rework, and avoid conflicts between concurrent crews.
  1. Water Management and Drainage
  • Designing a stormwater system for a large, variable-topography site required accurate hydrologic modeling, detention/retention sizing, and conveyance design to control runoff and meet regulatory detention and water-quality standards.
  1. Terrain Grading and Earthwork Balancing
  • Hilly terrain increased cut-and-fill complexity. Optimizing earthwork to reduce haul, import/export, and environmental disturbance needed iterative 3D modeling and grading optimization.
  1. Utility Coordination
  • Multiple utility corridors (storm, sewer, water, fire mains) required spatial coordination to prevent conflicts, maintain required clearances from transmission lines and other infrastructure, and ensure constructability and safety.
  1. Vehicle Movement and Access
  • Designing safe, efficient circulation for construction vehicles and later community traffic demanded vehicle-tracking analysis, appropriate turning radii, and staging/access planning.

How we addressed these challenges

  1. Complex Terrain and Environmental Constraints
  • Civil 3D 3D modeling provided accurate topographic visualization for slope analyses and earthwork planning. Dynamo automated repetitive workflows, producing custom tools that increased modeling accuracy and productivity.
  1. Regulatory Compliance and Ecological Preservation
  • Integrated GIS data and Civil 3D grading tools allowed early identification of regulated features (stream buffers, wetlands). Multiple grading scenarios were evaluated to meet permitting rules while conserving key natural areas.
  1. Phased Construction and Communication
  • Autodesk Construction Cloud centralized documents, real-time updates, and issue tracking so teams and stakeholders stayed informed. This reduced miscommunication during phase transitions and simultaneous works.
  1. Water Management and Drainage Solutions
  • SSA hydraulic modeling and Infraworks supported runoff analysis and optimization of detention/retention strategies and pipe networks, enabling cost-effective designs that satisfy flood-control and water-quality criteria.
  1. Terrain Grading and Earthwork Balancing
  • Civil 3D Grading Optimization automated cut-and-fill calculations and produced rapid iterations, minimizing material movement, lowering costs, and reducing environmental disturbance.
  1. Utility Coordination
  • Clash detection, coordinated modeling, and adherence to spatial standards ensured utilities maintained required separations and were routable within constrained corridors.
  1. Vehicle Movement and Access
  • SSA Vehicle Tracking and Infraworks vehicle-sweep analyses validated roadway geometry, turning paths, and construction access, ensuring safe circulation for both construction and eventual community traffic.

Result

  • Through a combination of advanced modeling, iterative optimization, phased delivery, and centralized collaboration, AXANH successfully developed viable designs that addressed the site’s topographic, hydraulic, environmental, and utility constraints—converting a previously non-approved project into a permit-ready, constructible plan set while minimizing environmental impact and controlling cost.
