Gema Roja is a custom software development studio based in Florencio Varela, Buenos Aires, Argentina, specializing in management systems for real estate agencies in the Greater Buenos Aires area.

We build web-based platforms tailored to how each real estate agency actually operates — not the other way around. Our clients are small and mid-sized agencies that have outgrown generic SaaS solutions and need a system that fits their specific workflows, contract logic, and reporting needs.

What we build

Our core product is a real estate management system covering contract administration, automated rent adjustment calculations (IPC, ICL, and free-agreement indexes), cash flow and collections, property inspection records, and owner settlement reports. Each implementation is a dedicated instance, adapted to the client's operation from day one.

We also develop a free rent adjustment calculator for the Argentine market, powered by official INDEC data, available at gemaroja.com.ar/calculadora-ajuste-alquiler/. It handles quarterly, four-month, and semi-annual adjustment frequencies and updates automatically when new indexes are published.

How we work

Every project starts with understanding how the agency works today — their contract mix, their pain points, their team structure. We implement in stages so the agency never stops operating during the transition. Historical data migration is included. Support is local and direct, not a remote ticket queue.

Why custom over SaaS

Generic real estate SaaS platforms are built for high-volume agencies with separate departments and standardized processes. Most agencies in the Buenos Aires south zone operate with small teams handling everything from contract management to cash reconciliation. A system that requires them to adapt to its logic creates friction that generic platforms never resolve. We build systems that adapt to the agency, not agencies that adapt to the system.

Ruby on Rails, PostgreSQL, Hotwire/Turbo, deployed on modern cloud infrastructure. We integrate with official Argentine government APIs for index data and support standard accounting and invoicing workflows.
